DRA iHeart - Pre Launching Luxury Apartments on OMR, Navalur, Chennai.

Strategic Location & Connectivity
•Prime spot on OMR (Old Mahabalipuram Road): Navalur lies just ~5 km south of Sholinganallur along Chennai’s IT corridor, making it one of the most sought-after addresses for tech professionals and businesses alike (OMR or “Rajiv Gandhi Salai”)
•Transit infrastructure coming online: Chennai Metro Phase 2 Corridor 3 is slated to link Siruseri IT Park through OMR to Kilambakkam by 2024, greatly improving connectivity for residents and office-goers.
•Major roads and ring-road access: Ongoing widening of OMR and construction of Chennai Peripheral Ring Road (CPRR) further enhance access to other parts of the city and suburbs.
⸻
Booming Employment & IT Presence
•Adjacent to South India’s largest IT park at Siruseri: With SIPCOT IT Park just south of Navalur, the area benefits from high demand for residential units and rental accommodations from tech professionals.
•Clustering of major tech firms: Numerous IT/ITES companies along the OMR corridor ensure a steady job market and resident inflow, driving demand for housing in nearby Navalur.
⸻
Strong Appreciation & ROI Potential
•Rapid price growth: Based on local reports, land values along OMR—including Navalur—have climbed steadily. Plot transactions in 2025 ranged around ₹5,000–6,000/sq ft, with flat listings in premium complexes commanding even higher rates.
•Projected upside from upcoming infrastructure: Analysts expect navalur’s real estate value to surge further once metro and ring road projects are complete.
⸻
Infrastructure & Social Facilities
•Education: Institutional proximity includes KC High IGCSE School, Velammal NewGen School, and Mount Litera Zee along the OMR stretch—right near Navalur.
•Healthcare: With upcoming hospital projects along the corridor, plus full city access via metro and roads, residents are well served.
•Retail & entertainment: Vivira Mall, a major shopping complex of ~300,000 SqFt, lies adjacent to Navalur, ensuring easy access to dining, cinema, and retail.
⸻
Resilience & Livability
•Generally flood‑resistant if close to OMR: According to local Reddit reports, communities built right on or near OMR—such as Hiranandani or Olympia—have remained largely unaffected by monsoon flooding, unlike more inland areas like Semmencherry or Padur.
•Caveat: water supply remains tanker‑dependent: While regular supply is often via water lorry, many residents report manageable disruptions without major infrastructure rainfall-related failures so far.
⸻
Growing Community & Tenant Demand
•Popular with relocating professionals: Freshers and corporate transferees commonly opt for rental housing or PGs within Navalur and Siruseri for short commutes to tech parks.
•Healthy resale and rental prospects: Projects backed by established developers (such as Casagrand) appeal both to long-term owners and investors targeting rental yields and resale gains.
